Tenant Placement Services

  • Use due diligence in acquiring a renter;
  • Do a credit report, income verification and attempt to speak with two prior landlords, as well as drive by present dwelling of prospective renter, if practical;
  • Insure that smoke & CO2 detector are in place, water heater is strapped and renter receives all California required disclosures;
  • Provide renter with a walk-through inspection form for owner and renter to complete upon initial walk thru (within 5-days of move in is recommended);
  • To forward to owner Settlement Statement of Account, all net rent proceeds and deposit taken (made out directly to property owner to be held by owner as credit for renter) within 30 days of placement
